Acquisition: Making Successful Commercial Real Estate Investments

DART Equity LLC acquires commercial real estate priced between $5 million and $100 million. Our focus is retail, office, and industrial properties with strong, stable, and predictable cash flows. We seek assets with the best net after-tax cash returns. These investments include stable, cash flowing properties as well as more risk seeking value-add opportunities.

Our target acquisitions range from national credit tenant properties to value-add investments that consist of pad site developments and leasing opportunities. We have participated in land and property development acquisitions and also in ground lease investments. We generally prefer to place new financing.

Once we have identify qualified properties, our goal is to close quickly to maximize wealth. Generally, we close in 60 to 90 days from Purchase and Sale Agreement. Closing time varies based on how quickly we receive due diligence materials. Though uncommon, we have the ability to close transactions immediately. In any event, we rarely close in longer than 90 days.
